Luxury Accommodation
Newhouse Farm Oast is a comfortable and spacious holiday property accommodating from 2 to 6 guests. It was built in the 19th century as a hop-drying oasthouse, and more recently converted into a modern and luxurious home.
The property has two roundels, each of which is topped with a conical roof and a traditional white cowl. On the ground floor there are two king-size bedrooms (each set in one of the circular roundels), a twin-bedded room, large entrance lounge, a compact but well-equipped shower room with WC and wash hand basin, plus a utility room fitted with washing machine and tumble dryer.
Upstairs there is a magnificent 40-foot open-plan living/dining space with a stunning vaulted ceiling. This room has wonderful views across the farm and beyond. There is also a bespoke circular kitchen and a feature bathroom with a roll-top bath tub.
Outside, there is off-road parking, and spacious gardens, including private areas for al fresco dining and garden lounge seating.
The oasthouse is fully furnished and equipped with all the amenities you need for a comfortable stay. The bedrooms have award-winning Hypnos beds with luxurious Egyptian cotton linens, and the kitchen is equipped with an oven, grill and hob, an integral fridge and dishwasher, a Nespresso coffee machine, Dualit toaster and KitchenAid kettle.
There’s full fibre Wi-Fi throughout, so you can stay connected while you’re away.

Ochre King Bedroom
The Ochre bedroom is located in one of the ground-floor roundels. It features an extremely comfortable king-sized HYPNOS bed, fitted with an integral mattress topper and Egyptian cotton linens. You can choose from a summer or winter duvet. The flower motif window blind, cushions, and artwork complement the inviting look of the room.
The bedroom also has solid-oak shelves, a large wall mirror, a stool, a hair dryer, and plenty of power points. There is extra large drawer storage on each side of the bed, plus wall and door hooks. If needed, there is wardrobe space in the utility room. The bedroom window overlooks the Oasthouse's front garden.

Blue King Bedroom
Set in the second ground-floor Oast roundels, the Blue bedroom features another wonderfully comfortable king-sized HYPNOS bed, again fitted with integral mattress topper and Egyptian cotton linens for that special touch! Choice of duvet, for summer and winter use. The blue flower motif window blind, cushions and artwork compliment the design.
Solid-oak shelves, a large wall mirror, stool, hair-dryer and plenty of power points in the right places complete the picture. Extra large drawer storage each side of the bed, plus wall and door hooks, and wardrobe facility in the utility room if required. The bedroom window overlooks Oast front garden.

Twin Room
Super-comfortable twin-beds with deluxe Egyptian cotton linens, plus a wardrobe, set of drawers and a bedside cabinet with table lamp. A good-sized mirror, hair-dryer and plenty of power points. Views across the Newhouse Farm gardens to the farm fields beyond.

Open Plan Living / Dining
Carpeted stairs lead up from the ground floor to a magnificent 40-foot living/dining room with a solid-oak floor and an amazing vaulted beam ceiling. The furnishings include leather and fabric sofas, oak and ash fitted cupboards, a bookcase, a coffee table, a large feature rug, and lamp tables. There is also a wood-burner for cozy winter nights. A 48-inch smart TV provides access to BBC iPlayer, itvX, and your own streaming services. You should also be able to connect your smartphone and play your music on the Sonos sound system. Super-fast Wi-Fi is provided throughout the property, free of charge. The dining area features a size-adjustable solid wood table with six chairs. And opposite, there is a cosy library corner with a comfy sofa that offers great views across the farmland while you enjoy a good read and your morning coffee.

Roundel Kitchen
The first-floor kitchen was bespoke built within one of the roundels and boasts curved Corian worktops. It features an electric oven with grill and ceramic/halogen hob, an extractor fan, an integral fridge with small freezer compartment, a dishwasher, microwave, Nespresso coffee machine, Dualit toaster, KitchenAid kettle, and a wide selection of kitchen utensils, pots and pans, and more. There is also ample crockery and cutlery, plus glasses for wine, beer, juice, and champagne. Everything you should need is provided, but if you forget something, just ask and we will do our best to provide it.

Roundel Bathroom
The spacious bathroom on the first floor of the second roundel features a roll-top bathtub with hand shower attachment, a large washbasin with wall mirror and a shaving/make-up mirror, and a heated towel rail. There is a WC with soft-close, solid-oak toilet seat. Kimono-style bathrobes are also provided.

Ground Floor Lobby Lounge
The Oast's front door opens into a spacious ground-floor lounge. The lounge has a comfortable sofa, a pouffe, a side table, and a lamp. From the lounge, you can access the ground-floor bedrooms, the shower/WC, and the utility room. You can also access the farmhouse gardens through a rear stable door. Stairs lead up to the first-floor living and dining area.

Ground Floor Shower / WC
Compact but beautifully formed, with everything you need! A modern shower cubicle, small washbasin with mirror, heated-towel rail and a WC with soft-close toilet seat.

Miscellaneous​
The utility room is spacious and well-equipped, with an oak worktop, butler sink with hot and cold water supply, fitted wall and floor cabinets, washing machine and tumble dryer, iron, ironing board, and more. It is also a great place to store your walking boots and coats.
Ample initial supplies of toilet rolls, kitchen roll, washing tablets and fabric softener, dishwasher tablets and washing-up liquid are included. Hand wash dispensers are provided in the bathrooms and utility room.
Guest towels provided include a bath/shower towel, hand towel, and face towel per person, plus make-up towels on request. Non-slip and towelling bathmats are provided in each bathroom, plus Kimono-style bathrobes in medium and large sizes, and hairdryers.
The wood-burner in the main lounge is made up and ready to go in winter months. Extra wood supplies are available at cost.
A selection of books, jigsaws, games and playing cards are available for use during your stay.
Oast safety equipment includes modern water-mist fire extinguishers, emergency-use torches, radio-connected smoke alarms and a carbon monoxide alarm.
At the front of the Oast there is a private parking area, with plenty of extra space on the farm drive if required. A garage storeroom is available for bicycles and other large items.
Sorry, no pets, and no smoking is allowed inside the Oast or within the gardens and farmland.

Gardens & Farmland​
The farmhouse gardens offer a private dining area for Oast guests, with a teak dining table and chairs, plus a secluded lounge area with great farmland views. You can find extra crockery and glasses for outside/picnic use in the ground-floor utility room. The gardens also have extensive lawns and mature trees, plus approximately 15 acres of farmland, mostly laid to grazing. The owners have deliberately left trees and hedgerows uncut to encourage bird nesting and wildlife. The land also features two large ponds with resident ducks, a visiting heron, and some elusive Koi carp!
